Introduction:I'm not "in" Real Estate, but confess to a passion for viewing the Sunday afternoon open house. As a result of chatting up Realtors, I've learned certain tricks of the trade that help to sell your home quickly.
Your home will exude eye-appeal when the outside is painted three colors. Go with colors that will please most everyone such as: beige exterior, burgundy shutters and dark green door. One Realtor shared this trick of the trade: if your house doesn't have shutters, line pretty planters on the front porch or walkway and fill them with green plants.
You'll often seal the big deal by compromising on little things such as leaving custom made drapes or appliances that won't match your new décor. Give in to the buyer on little things and it will also save you money by not having to move them.
Taniya Nayak, designer believes buyers decide within 10 seconds after pulling in the driveway of an open house whether or not to go inside. Inside her realtor bag of tricks is painting the sidewalk light brown to cover dingy concrete. Warm colors such as sand or brown are appealing to the buyer's eye.
If you have a small bedroom, hang a mirror on one wall and plug in a small lamp across from it. One simple tweak will open up cramped space, causing it to look larger. Take at least half of your knick-knacks and paddy-wacks off shelves and tables and store them out of sight. (Don't cram them in the closet, as potential buyers always scope out closet space.) This easy trick of the trade will immediately relieve clutter and appear to expand shelf space.
To make the potential buyer "feel at home" compile a buyer information notebook. Include tidbits such as: average utility bills, maps showing schools, supermarkets, parks and churches nearby. As a bonus, collect several menus from your favorite neighborhood restaurants.
If you get your top asking price, you can even afford to include a gift certificate for the local dry cleaner or neighborhood grocery store.
If you're in a rush to sell your house, the above tricks of the trade should speed up the process.

Thanks for the tips on selling your home quickly. We were house hunting this past fall and we were so surprised with a house we walked through. There was clutter everywhere. We couldn't wait to get out. You couldn't even see the rooms because there was too much junk.
Another thing to remember is that open houses don't sell homes, they generally get clients for realtors so don't freak out if your realtor doesn't hold an open house every weekend. Good tips on selling your home quickly.

These are tips I have never heard of before reading your astute h5 list. Selling a home quickly can be a headache relieved with your ideas.
This is such a helpful list. I agree with nwgirl, the buyer information notebook is an excellent idea along with painting the sidewalk light brown.
