Even if a real estate person will be helping you with the sale of your home, you can stage your house on your own with these directives.
The number one thing a prospective buyer sees is the outside of your home as they drive up to view the inside. Trim the bushes, remove dead branches from trees, edge the lawn, get rid of dead leaves and stage the outside to invite the could be "new owners" inside.
We are still on the outside of the house with the onlookers. Staging the curb appeal will add so much even before people enter your home to look there. Close the gate to the back yard, so the front area looks neat from the curb. Replace the front door mat so it is fresh and clean looking. Open the front drapes to show a lovely fresh bouquet in the window or a nice house plant.
Put every light on in the home without it looking out of place. A well lit room allows a warm feeling to the strangers that are looking at your staged home. Everone will look in the closets to see the size of them. Put half of your clothes and articles in another closet that is not so full. Hang excess in garage for the few hours while you show your home or bring the items you meant to give to charity 2 months ago to those places. Less clothes make closets look bigger.
Remove the dogs and cats for the time you will be showing your home to prospective buyers. Have a neighbor help with the pet care for a few hours, have a dog day care event or board your animals.
Everyone has smells in their home. Put some water on the stove to boil with 1/2 teaspoon cinnamon and a pinch of cloves in it. Simmer 1/2 hour before you expect real estate brokers this will fill your house with pleasant aromas.
